  • DESCRIPTION
    The site was offered by one of the largest global property investment companies. Although in a prime position the site sat in a portfolio of “distressed properties”. Whilst unoccupied the site had been vandalised and stripped of interior hardware. As the building lay in an unlettable condition a decision had been made to demolish the site. We were asked to carry out a full financial and commercial appraisal of the property. We concluded that a complete refurbishment would gain a better return. The building was stripped back to its frame and a new roof and external envelope installed as well as a complete internal refurbishment. The project was carried out from conception to completion in 9 months and resulted in the finished product being sold within 6 weeks from completion of the project at a market rate comparable with a new build!

    We had an inquiry from a catering company that wanted to buy small facility with large yard. We sourced a tired unit of 4,000 sq. ft. With the property being pre sold, we carried out a design and build on the site. Fitting out to a catering specification standard.

    An opportunity arose to purchase an incomplete office shell, this was due to main contractor issues. The property had it’s main infrastructure in place. This allowed us to do a complete design and build of the interior. Using our office construction team the results as usual were fantastic and a sale soon followed.
